JOB OVERVIEW:
Monitors and patrols assigned areas to provide a safe environment for residents and employees and to minimize opportunities for loss or damage. Anticipates potential problems and reacts to disturbances and prohibited conduct. Responds to emergency situations as needed.
REPORTS TO: Director of Security and Security Manager.
SUPERVISES: Security Officers
WORK ENVIRONMENT: All areas of the Estates and surrounding property.
KEY RELATIONSHIPS:
Internal: All Estates Staff.
External: Residents and residents’ visitors, Police Department, Fire Department, vendors and contractors.
QUALIFICATIONS
Essential:
- Criminal-free record.
- High school graduate.
- Fluency in English both verbal and non-verbal.
- Provide legible communication and directions.
- Computer literate.
- Ability to:
- Running

- Perform job functions with attention to detail, speed and accuracy.
- Prioritize, organize and follow up.

- Work a flexible schedule including weekends and holidays.
Desirable:
- 5 years of Security and Supervisory experience.
- Experience with computers.
- Ability to input and access information in the property management system computers.
- Experience in Hospitality Industry in similar position.
- Previous guest and residents’ relations training.
- Certification of previous training in computers.
- Certification of previous training in alcohol awareness program.
- Knowledge of local laws, investigative methods and fire safety.
- Certification in CPR and first aid.
- Valid driver’s license.
- Excellent driving record.
PHYSICAL ABILITIES
Essential:
- 1. Exert physical effort in transporting 35-40 pounds.
- 2. Endure various physical movements throughout the work areas.
- 3. Reach 2 feet.
- 4. Remain in stationary position for 8 hours throughout work shift.
- 5. Satisfactorily communicate with guest and residents, management and co-workers to their understanding.

ESSENTIAL JOB FUNCTIONS
- Conduct new hire training program and checklists, train and re-train staff, assess, evaluate and record.
- Oversees the daily workflow, and assignments of security officers including reception security and guard house security.
- Providing information and assistance to residents on property. Supporting Security Officers as a critical issue resource
- Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
- Oversee completion of daily, weekly, and monthly Security reports sent to Estates Management.
- Reviews all incident reports for accuracy submitted by Security Officers.
- Communicates all policy changes, memorandums, and special events on a daily basis.
- Conduct periodic training exercises for security officers as needed or as deemed necessary by Director of Security or Security Manager.
- When assigned, will be in charge in the absence of the Director of Security or Security Manager.
- Monitors appropriate compliance levels of all Estates at Acqualina Life Safety Programs, training and SOP directives. Reports identified deficiencies to the Director of Security and Security Manager.
- Ensures that all phases of the key control program are maintained and any discrepancies noted are investigated thoroughly and reported to the Director of Security.
- Ensures that all Security equipment (i.e., uniforms, push to talk radios, cameras, SALTO Card system, etc.) are kept clean and in good working condition.
- Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
- Anticipate residents’ needs, respond promptly and acknowledge all residents, however busy and whatever time of day.
- Maintain positive visitor and residents’ relations at all times.
- Be familiar with all property services/features and local attractions/activities to respond to resident inquiries accurately.
- Resolve resident complaints, ensuring resident satisfaction.
- Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
- Maintain complete awareness of:
- Scheduled activities and house count.
- Estates facilities and services.
- Hours of operation.
- Facility layout.
- Fire and emergency plans.
- Departmental rules of conduct.
- Review department log records and be familiar with pertinent information relevant to the daily shift.
- Review the property status and follow up actions with the previous shift officer.
- Issue radios and keys to designated Estates personnel. Maintain accurate records and ensure the safekeeping of such.
- Ensure all non-Estates personnel arriving at employee entrance are properly escorted while on property.
- Inspect employee packages, purses, bags, etc. as employees enter or leave the property.
- Provide escorts for employees.
- Ensure that after hours access into secured Estates areas are properly authorized, monitored and documented.
- Handle deliveries received during non-business hours.
- Work with outside agencies (i.e., police).
- Managing incidents, ensuring appropriate incident documentation
- Contact the Director of Security immediately for emergency situations.
- Monitor surveillance cameras.
- Investigate duress alarms.
- Patrol the property with specified equipment, checking all designated points and document all actions taken.
- Resolve safety hazard situations.
- Ensure all resident room doors and service doors are secured; assist residents with room access.
- Investigate suspicious persons on Estates property.
- Conduct designated investigations into theft or lost items, noise complaints, assault complaints, food poisoning complaints and other visitor and residents’ complaints; complete documented reports.
- Respond to the scene of visitor and residents’/employee accident promptly; administer first aid/CPR; communicate specified information to E.M.S./medical personnel as required.
- Report to scenes of residents or employee issues.
- Comply with state regulations and resort guidelines for handling intoxicated visitors and residents.
- Coordinate towing of vehicles.
- Report to scenes of vehicles accidents/thefts and document specified information.
- Assist in moving/removing resident room possessions, inventory and security of such.
- Document, organize and store all lost and found items given to Security; document visitor and residents inquiries for lost items and coordinate return of lost items to visitors and residents.
- Comply with residents requests for storing and safekeeping of their valuables.
- Maintain confidentiality of all Security and resort reports/documents; release information only to authorized individuals.
- Answer the departmental telephone.
- Communicate by radio with designated resort personnel.
- Prepare work orders for maintenance repairs and submit to Engineering.
- Legibly complete designated reports.
- Document all pertinent information in the daily shift log.
- Complete all paperwork and closing duties before leaving. Review property status and any follow-up actions with on-coming Security Officer.
- Complete any and all tasks as requested or directed by Acqualina Management.
SECONDARY JOB FUNCTIONS
- Assist Human Resources in preparation of employee ID's and garage fobs.
- Provide interdepartmental assistance upon request to ensure optimum service to guest and residents.
- Provide security service for private functions
- Document maintenance needs on work orders and submit to Lead Officers.
