Job Description:

We are seeking a skilled and experienced HVAC/Air Conditioning Technician to join our team at a residential property. The ideal candidate is responsible for the repairs, maintenance, upkeep and replacement of the property's refrigeration and heat/air conditioning equipment in accordance with property standards. Will assist in other areas of Engineering as assigned.

QUALIFICATIONS

 

Essential:

  • 3 years experience as a commercial HVAC technician.
  • Working knowledge of refrigeration and HVAC equipment.
  • Knowledge of proper chemical handling and disposal.
  • Working knowledge of:
  • health codes
  • local mechanical codes
  • national/local fire codes
  • blue prints and wiring schematics
  • power and hand tools, meters, etc. as it relates to the technical trades
  • Fluency in job related English, both verbal and non-verbal.
  • Provide legible communication and directions.
  • Compute basic mathematical calculations (add, subtract, multiply and divide numbers in processing charges).
  • Ability to:
  • interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.
  • be well organized and follow instructions.
  • focus attention on details.
  • operate high reach lifts.

  • Certification or completion of seminars for specialized training.

 

PHYSICAL ABILITIES

 

Essential:

  1. 1. Exert physical effort in regularly transporting 10 lbs, frequently lifting and/or moving up to 50 lbs, and occasionally lift and/or move more than 100 lbs.
  2. 2. Endure various physical movements throughout the work areas.

  5. 5. Vision abilities:  close vision, distance vision, reasonable color vision, peripheral vision, depth perception, and the ability to adjust focus.
  6. 6. Satisfactorily communicate with guest and resident and residents, management and co-workers to their understanding.

 

ESSENTIAL JOB FUNCTIONS

  • Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Anticipate guest and residents’ needs, respond promptly and acknowledge all guest and residents, however busy and whatever time of day.
  • Maintain positive guest and resident relations at all times.
  • Resolve guest and resident complaints, ensuring guest and resident satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Estates Director of Engineering, Estates Sr. Chief Engineer or Estates Assistant Director of Engineering and review priorities and special projects.
  • Organize materials, tools and equipment to perform daily assignments.
  • Maintain time lines and work schedule in accordance with the preventive maintenance program.
  • Check work orders and night report for any problems.  Make rounds checking these problem areas and note any information needed or safety concerns in the resort.
  • Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Director of Residences.
  • Maintain par stock levels of standard fixtures and other supplies.
  • Operate, maintain and repair or replace of the property's heating, ventilation, air conditioning, refrigeration systems which include:
  • air handling units
  • controls
  • filters
  • dampers
  • bearings
  • coils (heat/cooling)
  • heaters
  • thermostats
  • pulleys
  • Refrigeration:
  • coolers
  • freezers
  • ice machines
  • mechanical equipment, pneumatic controls and air compressors systems:
  • oil separators
  • water separators and dryers
  • air dryer cooling systems
  • air regulators
  • cooling tower operation
  • hot water heater safety and controls
  • Perform kitchen services, including but not limited to, the operation of maintenance, repair or replacement of the property's kitchen equipment and fire/life safety systems.
  • Perform plant operations services, including but not limited to, the economical operation of maintenance, repair or replacement of the property's plant equipment and systems, which include chillers and cooling towers.
  • Maintain on all pumps including chilled water and condenser pumps, packing glands and drip lines, couplings, alignments, greasing of motors, and changing or repair of motors and pumps.
  • Changes filter banks and maintain electrostatic filters according to schedule.
  • Perform preventative maintenance on:
  • fan coils, air handlers and related system controls (thermostats, ducting, etc.)
  • all guest and resident room heating and air conditioning units
  • H.V.A.C. and refrigeration equipment.
  • Maintain complete working knowledge of the latest techniques in electrical installation, maintenance, replacement or repair of refrigeration/HVAC services, fixtures, and equipment.
  • Exercise safety precautions when working on equipment (use of safety signs, etc.).
  • Prepare and complete any and all logs, service requests, paperwork, etc. required.
  • Maintain the proper use, cleaning, maintenance and storage of all tools.
  • Maintain cleanliness and organization of work areas to include:
  • inventories
  • requisition (receipt and storage)
  • trash removal and clean up
  • Handle chemicals for designated uses/surfaces.
  • Ensure security of any assigned keys.
  • Initiate cost estimates of labor and materials for specific projects.
  • Complete all paperwork and closing duties before leaving. Review status of assignments and any follow-up actions with the Supervisor.

SECONDARY JOB FUNCTIONS

  • Assist with any special projects assigned.
  • Assist with room’s maintenance.
  • Assume the responsibilities of the Duty Engineer, which includes carrying the pager, conducting rounds and checking building equipment.
  • Attend designated department and staff meetings.
  • Recommend energy saving ideas.
  • Recommend safety ideas; participate in fire prevention and other life safety programs.
